A bit of history surrounding the neighborhood and private park.

Carleton Terrace is a neighborhood in Cocoa, Florida that was founded on December 13, 1923 by developer David P. Davis and his brother, M. H. Davis. The pair bought 100 acres along the Indian River Lagoon where they began building homes within our community. A unique feature that was incorporated as part of the 1924 amended plat was an undeveloped riverfront property that the developers dedicated to all Carleton Terrace lot owners for their private use and enjoyment.

The property, formerly known as McFarland Park, had been assumed and managed by the City of Cocoa and Brevard County up until 2018. After a lengthy process, it was determined that the city was not an owner, nor responsible for the property. As a result, the McFarland Park Recreation Association, Inc. was formed on March 7, 2019 by lot owners within the neighborhood in order to take over and maintain the park for its original intended purpose, a private park dedicated to the Carleton Terrace community. The name of the park was changed from McFarland Park to Carleton Terrace Park to further define the amenity as a key feature for the lot owners within the plat. The association name was amended to reflect the name change of the park and is now known as the Carleton Terrace Park Association, Inc.

About the Carleton Terrace Park Association.

The association is organized as a 501(c)(7) not for profit social club for the purpose of insuring, maintaining and improving the shared park. All lot owners in Carleton Terrace are eligible and encouraged to become members, but membership is not required to have access or enjoy the park.

Homeowners who choose to become members pay a yearly membership fee. This fee helps the association maintain the park and secure insurance to cover the liability of its members. A yearly budget is voted on that allocates funds at the beginning of the fiscal year for transparency.

The association is made up of a Board of Directors that are elected by members each year. The duties of the board and appointed officers is to operate, manage and facilitate the enhancements to the park property.

We view this piece of property as a slice of paradise and an asset that our community should take pride of ownership in. This unique amenity holds tremendous value not only for the quiet enjoyment of the lot owners, but improves the values of everyone’s homes in the neighborhood.
